Kitchen

Completed Leytonstone kitchen with Lofra range cooker and checkerboard marble floor

Having found a beautiful property with space for a large kitchen diner we embarked on a total overhaul of the space.

Checkerboard marble tiling from Mandarin Stone

The renovation involved removing all existing units and over ten layers of flooring materials, taking the space back to its joists. Some joists required replacement. Original Victorian tiles and floorboards were salvaged for use elsewhere.

Electrical work included subtle brass wall and pendant lighting. The boiler was relocated with new plumbing and flue work. Copper piping was installed for sink, dishwasher, outdoor tap, and cast iron radiators.

We installed thick ply sheets over the joists and aquaboard underlay before laying beautiful checkerboard marble tiling, sourced from Mandarin Stone.

The bathroom required extensive plumbing changes, new window frame, and new tiling. Plumbing was reconfigured to move the basin from under the window and simplify the soil stack.

Stunning 'Rossi di Scacchi' checkerboard tiles from Mandarin Stone in tumbled marble were then expertly laid by our tiling team.

Features included pendant and sconce lighting from Pooky, Calacatta honed marble wall tiles with pencil border detailing, Burlington Edwardian suite, gold taps, antique towel rail, shower rail, and brass door knob. Décor included antique wooden cupboard, vintage pine chest of drawers treated with linseed oil, oil paintings, and live plants.

Hallways and Attic

Restored hallway with painted banisters and original floorboards

Carpet was removed to repair woodwork. Banisters, newell posts, and spindles were sanded and painted with satinwood. Original floorboards were repaired and sanded throughout, with jute runner on lower staircase. Reeded glass shades from Pooky replaced pendant fixtures.

The attic conversion was redecorated with heavy doors and built-in cupboards removed. Powder blue for the attic walls and wood work was chosen whilst the ceilings and storage areas were repainted in bright white to maximise light with the lower ceiling height.

Features included Carimate chair by Magistretti, wool rug from Nordic Knots, and padded Ottoman for storage.

Bedrooms

Three original first-floor bedrooms received comprehensive restoration. All radiators were removed from the house and replaced with new cast iron ones, with period style brass fittings.

The master bedroom retained original cornicing and ceiling rose, with wooden sash windows fully restored. Café curtains from East London Cloth and William Morris thermal curtains were added. Antique furniture included marble-topped washstand as bedside table, burr walnut drawer set, and hand-painted folk art cupboard.

The original pine floors in all three bedrooms were restored and brought to a beautiful, natural finish.

The central bedroom was converted to an upstairs utility with washing machine and dryer under oak worktop with William Morris fabric counter curtain. The rear bedroom became a study with credenza, bookshelves, restored stained glass door with etched glass details from Lead and Light, and gallery walls with framed prints, photographs, maps, and paintings.
